Hidden earth home with serious ‘wow factor’ seeks new owners

A hidden earth home built within a hillside, with a mowable grass roof, in regional Victoria has hit the market with price hopes of $2.5 million to $2.7 million.

Located at 75 Holts Road, Whittlesea, the four-bedroom, two-bathroom architect designed residence is framed by 360 degree views and is set amongst 10.12ha of pastoral land and natural bush.

Crafted from a reinforced concrete arch/vault system, with a mix of premium-quality finishes, sales agent Christian Marchetti from Marchetti Group said the property cleverly blends into its surrounds.

“It is very sympathetic of the landscape, because you are perched on top of this hill,” he said.

“There’s not many builds like it with that architectural design, with the rawness of the concrete against just a really simple garden and grass.

“It's just got ‘wow factor’ …. and obviously the grass, it kind of goes over the roof.”

The owner, who was heavily involved with architects Baldwin O’Bryan in the design, has placed the property on the market due to plans to downsize.

“She has two horses that are ageing, she needs to get them on kind of a flatter land,” Mr Marchetti said.

“She said that if she could pick up the house and just put it on five flat acres for her horses, then she wouldn't be moving but that’s part of the charm and character of it.

“Once you're actually on top of the hill, once you're actually parked at the house, you really could be anywhere and you don’t get that very often.”

Built to be eco-friendly, the home has minimal heating, cooling and maintenance requirements thanks to underfloor heating, double glazing and a solar passive design.

It was also built to be fireproof via radiant heat management principals with berms and courtyard walls acting as heat shields.

“It's a very calming property. There's no sharp edges to it … inside it is all very raw, but there's no kind of spaces that are wasted, and it's not a massive house,” he said.

Buyer interest has been strong, particularly from semi-retiree Melbourne based buyers seeking a tree change.

“They're our older buyers, kind of more educated buyers, they see the engineering in something like this,” Mr Marchetti said.

“It is a very expensive build, and sometimes our younger buyers don't see that, they just see the cosmetic without seeing the nuts and bolts actually behind it.”

Mr Marchetti said the property offered good access to Melbourne.

“It's 100% private. You can't see a house from it,” he said.

The expression of interest campaign to buy 75 Holts Road, Whittlesea closes June 9.
