71 Twenty Fifth Ave, Palm Beach is going under the hammer.

Who says you can’t host a pool party and put the kids to bed at the same time?

At 71 Twenty Fifth Ave, Palm Beach, this north-facing family haven makes it look easy – big, private, and just steps to the sand.

The current owner, Tracey Grippo, said the four-bedroom, three-bathroom home – inspired by modern industrial architecture with an urban coastal edge – was a bold build almost a decade ago.

“We were the first of our friends and family to build a home like this and we designed it around the lifestyle of Palm Beach, but with the haven of privacy we desired,” Ms Grippo said.

“It became the entertaining house because of its functionality, so we have held just about every type of party here you can imagine and the secret to doing that so effortlessly is how the home is designed into different zones.”

Inside, a 6m entry void and 2.7m ceilings amplify the sense of space, while a Calacatta marble island bench anchors the showpiece kitchen.

The main lounge and dining areas are divided by a dry-stacked stone wall with a double-sided gas fireplace for cosy nights in.

Upstairs, two spacious bedrooms join a master retreat with Burleigh Headland views, while a fourth guest bedroom downstairs adds extra flexibility for family and friends.

Outdoors, a mineral pool catches the northern sun alongside a covered entertaining deck and landscaped gardens.

There’s multiple areas to entertain.

A triple garage, infra-red sauna, and secure lawns front and back round out the thoughtful design for easy, low-maintenance family living.

“We are set up in a way that if the children go to bed we can still entertain,” Ms Grippo said.

“Also, the north-facing block is designed to be adaptable in all weather conditions, so we can still open up and use the back of the house even if there are cold southerly winds at the front of the house.”

A self-contained pool house with its own wet bar, bathroom and dining space adds even more flexibility for guests or quiet escapes.

Timber, stone, and concrete finishes bring warmth and texture, while smart storage and thoughtful zoning make family life flow with ease.

Kollosche will take 71 Twenty Fifth Ave, Palm Beach to auction on July 25.
