239 Simpsons Rd, Elanora has sold for a record sum


A former building CEO’s sprawling Balinese-inspired showpiece has smashed Elanora’s residential record by a staggering $550,000.

The $3.8m sale of 239 Simpsons Rd outperformed nearby waterfront homes, elevating the Gold Coast suburb long considered a bridesmaid to trendy Palm Beach.

It toppled the previous Elanora benchmark of $3.25m, set by a renovated waterfront home on Nineteenth Ave.

Previously owned by Ian Anderson, the former head of southeast Queensland luxury coastal building company Individual Boss Homes, the 6,467sqm estate has stood as a local real estate landmark.

While the Andersons sold the property to the vendors in 2012, it was still known as the “Boss Homes House at the top of the ridge,” according to McGrath agent Billy Jaz, who inked the deal following a 28-day campaign.

Mr Jaz said private inspections replaced open homes throughout the campaign.

“We wanted to maintain the exclusivity of the property,” he said. “The whole neighbourhood wanted to come through and have a look, but the owners weren’t interested in that.”

Instead, 11 “pre-qualified and price-aligned” groups were taken through the home, including some unexpected high-profile guests.

It’s stood the test of time as one of the area’s most aspirational properties


“I took some influencers through,” Mr Jaz said. “Influencers in Elanora wasn’t a thing not long ago.”

It’s a testament to the rising star of the suburb, which had lived in the shadow of its flashier coastal neighbours. This sale proved the tide had turned, Mr Jaz said.

“This value has usually been reserved for Palm Beach and Burleigh.

“That shift matters. Buyers are now seeing value in Elanora. It has had a bit of a spotlight lately with some pretty epic new homes being built that are worth $5 to $6 million, like Villa Alcyone.”

The recently completed Villa Alcyone is a contemporary European-inspired mansion designed by local talent Jason Pate.

The Simpsons Rd buyers were a multigenerational Brisbane family purchasing the estate collectively.

After a fruitless seven-month property hunt for something “bigger and grander” closer to relatives, the estate’s dual-living setup proved an ideal fit.

Mum and dad will move into the property’s separate two-bedroom cottage, while their adult children take over the sprawling four-bedroom main residence.

Mr Jaz said he had two formal offers on the table, including one from a local buyer, alongside strong interest from Canberra.

Property records show Mr Anderson originally acquired the property in 1997 and sold it for $1.25m.

It remains one of the area’s most celebrated builds. Positioned on the tightly held Simpsons Rd ridge, it captures both flat, usable land and sweeping ocean views.

“On Simpsons Rd, the eastern side benefits from the ocean views, but it lacks usable land, and the western side benefits from usable land, but lacks views. This property benefits from both,” Mr Jaz said.

“Doesn’t matter whether you’re admiring the view, the greenery, or the wildlife, you just have a subtle sense of feeling like you’re in a Balinese resort.”

The estate has rich timber and sandstone accents, with multiple covered entertaining decks, a full-size tennis court, pool, parking for 12 cars.

For Mr Jaz, sealing the deal on the local landmark was a personal career highlight.

“I’ve known the owners for years and it has always been that home I’ve admired throughout my career,” he said.

“It’s that one house you’ve always thought: wow, imagine if I could sell that house one day.”

PropTrack data shows median house prices in Elanora were up 11.9 per cent over the past 12 months, to $1.55m.
