A developer has unveiled exclusive rooftop amenities that could transform how residents experience apartment living in a tightly held suburb in Brisbane.

Spyre Group has revealed the resort-style rooftop amenities for its upcoming Bulimba development, Watts & Wright.
It follows strong early sales and the appointment of Formplus as the builder.
The boutique project includes 15 architecturally designed residences on Byron Street, designed by Cavill Architects and developed by Spyre on the historic site of the original Watts & Wright boat yard.
With construction now underway and completion targeted for April, 2027, the unveiling of the amenity spaces provides further insight into the building’s design-led, owner- occupier focus.
Located on level four, the rooftop offers a resort-inspired communal retreat with a north-facing infinity-edge pool and spa, sauna, outdoor kitchen and BBQ facilities, sun deck, and a series of breakout zones designed to support both privacy and connection.

“These spaces have been designed not just to impress visually, but to be genuinely usable
day-to-day,” said Kent Pinel, design director at Spyre Group.
“We’ve prioritised liveability and quality – creating multiple breakaway areas, so residents can enjoy the space without it ever feeling crowded.”
The amenities capture elevated views back to the city, while keeping the riverfront orientation reserved exclusively for the private residences below.
“The level of finish mirrors what you’d expect at a boutique luxury resort, but reinterpreted for everyday living,” said Pinel.
“It’s not just a pool deck – it’s a space that feels like an extension of the homes themselves.”

The unveiling follows a run of high-profile milestones for Spyre, who recently received The
Urban Developer’s National Award for Excellence in Design Innovation for their Glasshouse
project on the Gold Coast, which also achieved a Queensland off-the-plan sales record of $24m.
Positioned directly across from the upcoming Bulimba Barracks lifestyle precinct, Watts & Wright offers access to a location poised for transformation, with future residents set to enjoy riverside serenity alongside curated dining, retail and parks.
