Former Coca-Cola executive Peter Brooks, who sold his drinks company P&N Beverages Australia to Japanese giant Asahi Breweries for $364m in 2010, knows a good opportunity when he sees one.

Last April, Brooks snapped up a 1960s era property with two dwellings at 2D Greenoaks Ave, Darling Point — one of the most prestigious parts of Sydney’s east — for $11.05m in an off-market deal.

On a 677 sqm block, it came with an approved DA to transform it into single home.

In the months since, he’s rebuilt it into a magnificent new architectural three-level six bedroom residence with pool and internal lift (plus a garage with electric vehicle charging), which has just hit the market with a $17m price guide via Maclay Longhurst of Sotheby’s.

Apart from having every luxury under the sun, it has a northerly rear aspect and two-car parking accessed from Marathon Lane.

Brooks built the home to move into, but has now decided to stay at his Mosman address.

It’s one of a range of impressive offerings from Longhurst as the market starts to warm up ahead of the main selling season.

“We are launching all of our spring listings to the market early,” says the gun agent.

“We expect a strong start to the second half of 2024.

No expense has been spared on the fit-out.


“With buyer inquiry much stronger than the start of the year, we should expect an early spring selling season.”

His other listings range from a newly rebuilt five-bedroom terrace at 25 Jersey Rd, Woollahra that records show is owned by lawyer Tom Jalland with a $7.5m guide; a whole-floor three-bedroom apartment on the top level of the circa 1880 sandstone converted mansion at 3/313 Edgecliff Rd, Woollahra that records show is owned by Sydney Grammar director of Visual Arts Janna Tess with a $4m guide; and a grand four-bedroom terrace on a 195 sqm block at 142 Windsor St, Paddington — the suburb’s best street — with a $7m guide that’s owned by Paul Doran and Frank Hansen.

All four properties are scheduled for an August 31 auction.
