There's no-doubt Spring is a popular time to sell property. Gardens are green, the weather is warm but not hot, and there are few (if any, depending on your state) long weekends to mess with home opens and auctions.
But if I were to sell my home, I think I'd do it in Autumn. The weather is just as lovely as in Spring, daylight hours are just as long, and gorgeous, golden sunsets make for some stellar twilight photos for your listing.

And I'm not alone. PropTrack listings data from 2022 and 2023 shows new listings increased from February to March in each of those years by 15.5% and 10.5% respectively.
Last year was a little different, with February seeing a surge in listings thanks to Easter's early arrival – but many of the homes listed in late summer would have found their new owner in early Autumn.
This year there's plenty of time to get on the Autumn listing train before hot-cross-bun season, with Easter landing on the second-last weekend in April.
We've already started to see some stunning properties hit the market in March – along with some very unique ones. Take a look:
Mornington manor

Barrington' at 34 Morell St in Mornington is brand new and never been lived in, but that isn't immediately obvious; you could be forgiven for thinking this is a freshly renovated home built decades ago.

Byron beauty
There are hopes a trophy home with "the best ocean views in Byron Bay" could break regional records just months after being pulled from the market.
'Hercules' at 59 Coopers Shoot Road in exclusive Coopers Shoot, the 'Hollywood Hills' of Byron Bay, has been listed for $27.5m to $30m by CEO of retirement development group GemLife, Adrian Puljich, and his interior designer wife Jessica, who've owned the property for less than three years.
