Golf course developments are redefining the downsizing movement, appealing to buyers keen to perfect their swing and live in a like-minded community.
In recent years, Australia has witnessed a surge in residential developments centred around golf courses. These communities offer more than just proximity to the fairways; they provide a blend of luxury living, access to nature, and an activity where neighbours can come together.
One of the strongest trends driving demand for golf course communities is downsizing, particularly among retirees and empty nesters. With the kids out on their own and large suburban homes often demanding constant upkeep, many are turning to brand-new, low-maintenance homes set within golf course estates.

Here are six developments built to incorporate a golfing lifestyle.
Bingara Gorge, Wilton, NSW
Situated in Wilton which is located within the Macarthur Region of Sydney, Bingara Gorge is a masterplanned community integrating golf into one’s everyday life.
Developed by Delfin, the estate spans 450 hectares and features an 18-hole Graham Marsh-designed golf course. This par 72 course features five tees per hole and includes picturesque outlooks to the central lake, local bushland, and Razorback Range.
It’s not just the golf course where residents can get their heart-rates climbing – there’s a suite of facilities for them to access including a gym, tennis courts, swimming pools, and a soon-to-be-completed country club.
The development also boasts a town centre with retail outlets and supermarkets and is approximately an hour’s drive to Sydney CBD.

Harrington Waters, NSW
Harrington Waters is a coastal community for over 55s on the Mid North Coast that offers tranquil seaside living within a close-knit community.
The development features a bowling club, marina, shopping village and a range of residential options from two- to five-bedroom homes. Their nine-hole golf course is particularly popular among residents who prefer to jump in a golf buggy on a Sunday instead of fighting their way through city traffic to get into town.
Its stunning location means those living within the neighbourhood have scenic waterfront views and access to riverbank walks which is a strong alternative for those who are perhaps not so tempted by the golf greens.

Cumberland Country Golf Club, Greystanes, NSW
A newly-announced partnership will see property developer Pariter Pty Limited link up with Cumberland Country Golf Club to deliver a $160 million retirement living community connected to the course, with construction expected to begin in 2026.
Located at Greystanes, the proposed development is set to be situated on the northern end of the golf course and will introduce 234 independent living units, a residential care facility, and a suite of wellness amenities including a gym, indoor pool and cinema.
Importantly, the existing 18-hole golf course will be reconfigured to accommodate the development, ensuring that the club continues to serve the community while catering to the growing demand for senior housing and welcoming what’s sure to be a flurry of new members.

Coral Cove, Bundaberg, QLD
In Bundaberg, a significant housing development near Coral Cove Golf Course has received council approval. Coral Cove Ocean Estate is a masterplanned community, developed by DevCore Property Group and is set to deliver up to 1,600 homes over multiple stages.
The development will have the popular golf course as its extended backyard where residents can wake up to meet their golfing friends for an 18-hole challenge which is also one of only two Par-6s in Australia.
The first stage of the project has already been launched, with land currently available for purchase. The project envisions between 1100 and 1300 homes, including residential lots, relocatable home parks, and additional dwellings across several precincts. A new clubhouse, hotel, and holiday-style accommodations are also planned, enhancing the area's appeal as a lifestyle destination.
Fairway Carindale, Brisbane, QLD
Brisbane golfers make Pacific Golf Club a regular part of their weekend itineraries for its championship golf green and award-winning clubhouse (Club of the Year at the 2024 Queensland Golf Industry Awards), which makes living alongside the course highly desirable.
Nestled within Carindale which is south-east of Brisbane, Fairway Carindale offers luxury retirement living within modern apartments spread across three towers and boasts direct access to Pacific Golf Club.
The final golf frontage release of Stage Two apartments and residences is now selling. Flagstaff Hill, Adelaide, SA
Flagstaff Hill is South Australia's first fully integrated golf course and retirement community and continues to grow with Stage 1 recently completed and Stage 2 under construction.
The development comprises 42 spacious villas and 17 luxury apartments overlooking the golf course. Residents benefit from direct access to golfing facilities, a pro-shop, clubrooms, a restaurant, along with a heated swimming pool and cinema.
The golf loving community can also take part in the club’s regular competitions and social events.
