Australian residential property developer, Chanine Developments, have announced the launch of its debut Queensland project, Solmare.
Situated on a stretch of beachfront at the northern end of Palm Beach, Solmare comprises half- and full-floor residences.
Chanine Developments managing director, Marwan Chanine, said the development was realised with uncompromising refinement.
“A landmark collaboration between Chanine Developments, CDArchitects and MXM Design Studio, the fluid modernism of Solmare’s architecture draws on the interplay of natural elements that shape the shoreline, while within, coastal light and landscape are distilled into radiant, richly indulgent interiors,” he said.
Half- and full-floor residences are priced from $4.05m at Chanine Developments’ Solmare project at The Esplanade in Palm Beach.
“From the outset, our vision for Solmare was to create something timeless – a design that feels deeply connected to its setting.
“CDArchitects and MXM Design Studio shared that ambition, and together we’ve crafted a lifestyle address that embodies coastal luxury at its finest.”
Mr Chanine said each Solmare residence was designed to heighten the sensory experience of living beside the sea.
“Expansive glazing frames uninterrupted views to the horizon, while generous ocean-facing balconies extend the living space outward, inviting the daily rhythm of the beach into the home,” he said.
Two private levels offer a suite of resident amenities with a pool terrace, open-air retreat, communal dining and lounge area, surrounded by tropical planting, on the ground floor.
“Internal planning emphasises openness and flow, allowing natural light and sea breezes to animate every room.
“Curving forms and organic materials mirror the architecture’s sculptural language, while softly luminous surfaces in stone, timber and brushed metal create an atmosphere that shifts by the hour – evoking a quiet sense of retreat from daybreak to nightfall.”
Mr Chanine said across two private levels, Solmare offered an exceptional suite of resident amenities designed to nurture wellbeing and connection.
“Surrounded by luxuriant tropical planting, the ground-floor pool terrace is a tranquil, open-air retreat, with a communal dining and lounge area providing an inviting setting for relaxed gatherings,” he said.
A dedicated wellness floor offers a serene space for exercise and renewal featuring a fully-equipped gym, sauna and cold-plunge suite.
“Above, a dedicated wellness floor offers a serene space for exercise and renewal, with a fully-equipped gym, sauna and cold-plunge suite that reflects the project’s focus on balance and vitality.”
Jamie-Lee Edwards, director of sales and marketing agency JLE Projects, said Solmare represented a rare opportunity to secure an oceanfront home of exceptional calibre.
“These sublime residences at 440 The Esplanade capture everything people imagine when they think of life by the sea,” she said.
“You can walk directly from your residence onto the sand, yet enjoy the privacy, craftsmanship and amenity of a world-class residential development. It’s a once-in-a-generation offering for Palm Beach.”
Chanine Developments, CDArchitects and MXM Design Studio collaborated on Solmare’s architecture which draws on the interplay of natural elements that shape the shoreline.
Early site works are now under way, with prices for half-floor residences from $4.05m.
Mr Chanine said building on the success of Florian – under construction in Sydney’s Bellevue Hill – Solmare marked an inspired first step in Chanine Developments’ expansion into Queensland, reinforcing the company’s reputation for creating innovative residential environments and architecturally significant landmarks.
“Solmare represents a natural evolution for us as a company,” he said. “It brings our design-led philosophy to one of Australia’s most desirable beachfront locations, pairing architectural integrity with a lifestyle defined by wellness, connection and calm.”
