A Brisbane-based developer is on the hunt for a future neighbour, as one of two beachside homes under construction hits the market with a $7m-plus price tag.
Records show Graya director Rob Gray paid $3,292,500 in March for a 402 sqm site on Hedges Ave, Mermaid Beach — one of Queensland’s most expensive addresses, known as ‘multimillionaire’s row’.
The block was sub-divided, with Studio Workshop engaged to design a pair of semi-detached five-storey houses.
One will be retained by Mr Gray and his wife Meghan as their Gold Coast base, while the other was set to be listed this week as builders turned soil at the site.
The project, named Rocabella, is the couple’s latest Glitter Strip foray after offloading their Moroccan-style mansion at Burleigh Heads for $11m.
“Both homes are on individual lots and have a dividing party wall, so this product is very different to most others,” Mr Gray said.
“It is not a unit or a free-standing home.”

He described the design as “signature Graya”, although the project was originally created for another developer, MAYD Group, before the site changed hands after development approval was granted.
The property listing details, “five levels of lavish living space” inspired by a classic European villa.
Each of the duplexes has a private oceanview rooftop terrace with a glass-edged pool and alfresco dining area.
Three ensuited bedrooms are set over the first floor, with a spacious master bedroom plus private balcony above, and open-plan kitchen, living and dining zone on the third floor.
The project’s material palette of brickwork, timber, glass and interior stone is enhanced by plants on every level including the rooftop, creating a stunning visual statement while complementing the coastal setting.
Rocabella at 120 Hedges Ave is marketed by Whitefox Gold Coast agent Nic Whitehead.
