A “derelict” property that has become on eyesore on one of Adelaide’s busiest thoroughfares could soon be cleared.
The Clearview property at 246 Hampstead Rd has hit the market just two years after it was last snapped up.
It has fallen into disrepair since then, with broken windows, unruly weeds and rubbish visible behind a crumpled fence.
Property records show it last sold in January 2024 for $840,000, two-and-a-half years after it changed hands in a $620,000 deal.

Selling agent Oliver Grivell, of CBRE, said the existing building on the 815sqm site was in such a dilapidated state that it was not worth restoring as it would be cost prohibitive.
“It’s very derelict,” said Mr Grivell, who is selling the property with Ned Looker.
“There’s reasonable interest in it, there’s a few different development groups that have had a look at it.”

Mr Grivell said those showing interest in it so far wanted to use it for medical or retail purposes.
“There is approval for a little fruit and vegetable store there so that’s one of the potential options,” he said.
“I think (the owners) were looking at putting that sort of business there … but it’s probably more of a retail or small showroom that’s a better plan there.

“As far as I’m aware, it was previously used as an office.”
The site has a 17.5m frontage to Hampstead Rd, which services about 40,000 commuters each day, and is between a Goodstart ELC and IGA.
Mr Grivell said they were expecting good interest despite its crumbling state given its location.
