Data shows Western Sydney suburbs dominate list of biggest property demand hotspots

Recent data has exposed the NSW suburbs with the greatest uplift in buyer demand, measured by a surge of key enquiries that have spotlighted both affordable and premium pockets.

The PropTrack data reveals the average number of key inquiries per property listing on realestate.com.au, gauging buyer demand across suburbs.

The research spotlights where competition is the highest and the areas that have seen the biggest increase in demand for both houses and units from March 2025 to March 2026.

Suburbs with the most demand tended to be cheaper areas offering buyers more bang for their buck, but there were also premium pockets where buyer competition was high because of few listings.

Enquiries in Wagga Wagga suburb Glenfield Park increased by 212 per cent, the greatest rise in the state.

In Greater Sydney, Leonay was the top performing suburb, with enquiries surging 152 per cent. Other highly sought after Sydney suburbs were Emu Plains and Glen Alpine, with enquiries rising by 103 and 98 per cent respectively.

The biggest year-on-year increase for units was in Ropes Crossing with a 156 per cent rise.

St Marys houses topped the list for the highest number of interest, with 159 typical enquiries per listing.

Local agent Peter Diamantidis, founder and director of Ray White United Group, said St Marys is a major hub with new planning for the area driving interest from buyers.

“We’ve seen a big push because of the new metro in St Marys and the airport so there’s a lot of infrastructure projects that are happening in the main centre or close by,” he said.

“There’s a mixture of first-home buyers but then you also have investors.”

For units, Girraween and Rooty Hill were some of the most competitive suburbs, averaging 115 and 102 enquiries per listing.

It was not solely affordable pockets outperforming, with Sydney’s eastern suburbs of Rose Bay, Clovelly and Bronte also recording a high level of interest.

PropTrack senior economist Eleanor Creagh said the data pointed to pockets within the market where demand was concentrated.

“The suburbs with the highest enquiry per listing tell us where competition is most right now on a per listing basis,” she said.

“The suburbs with the largest increase in enquiry per listing show where pressure has increased over the past year.

“Those pressure points are predominantly parts of Western Sydney, but there are also a few premium pockets like Rose Bay, Clovelly, Bronte, Coogee and North Sydney and Kirribilli, where limited stock is buoying competition.”

Ms Creagh said enquiry per listing is an indicator of how intense demand is for the stock that is available and in Sydney, there are certain pockets where that is concentrated.

“Those suburbs where enquiry per listing is highest is where there are more buyers focused around scarce opportunities with respect to stock on market,” she said.

“That looks like it’s reflecting a combination of affordability, tight supply and maybe a suburb that offers a bit more value than nearby alternatives.

“The strongest enquiry per listing intensity doesn’t look like it’s confined to one type of market, but it is certainly elevated in more affordable, high demand, Western Sydney suburbs like St Marys.

“Then some prestige (suburbs) – Clovelly, Bronte, Coogee and I’d say that’s where listings are thin and there’s more buyers crowding around.”

Ms Creagh said more affordable regions like Western Sydney regions are often targeted by investors and first-home buyers.

Despite the uplift, Ms Creagh said this does not give a clear indicator for the performance of suburbs in the year ahead, largely due to the high level of global and domestic uncertainty.

“Compared to the past year we’re seeing very different conditions unfold at the moment,” she said.

“Consumer sentiment has pulled back to historic lows, there’s uncertainty around how many more rate rises we’re going to get for the remainder of this year, clearance rates have fallen significantly in Sydney and there’s a clear mismatch in what buyers are prepared to pay at the moment, versus what vendors are expecting.

“We’re seeing the housing market recalibrate, buyer demand is weaker and potentially that’s causing homeowners or potential home buyers to hold back.”

Ms Creagh said they are expecting price growth is going to slow over the months ahead.

“Potentially Sydney will see some moderate declines in home prices and this is as a result of the current economic conditions rather than anything else,” she said.

“We could see buyer demand with higher interest rates weighing on borrowing capacity, the uncertain global backdrop, weighing on confidence and of course rumoured policy changes in the May budget all weighing on home buying demand.

“What we’ve seen over the past year, in terms of the increase in inquiry per listing is not necessarily reflective of what we will see reflected in prices over the next few months.”
