‘Crazy’ week sets Melbourne auction benchmark

Melbourne is headed to its busiest auction week so far this year with a “crazy” 1477 properties scheduled to test the market by the end of Sunday.

PropTrack reports show it’s the highest number since 1539 homes went under the hammer in the final week of spring, 2024, this weekend is likely to be a buyer’s bonanza — with most now armed with boosted borrowing capacity after an interest-rate cut earlier in the month.

PropTrack economist Anne Flaherty said there had been quite a substantial uptick in auction numbers compared to a year ago, with Melbourne’s strong clearance rate likely convincing sellers to try auctions.

Since the federal election, about 66-67 per cent of homes slated to go under the hammer have been sold via auction conditions.

Ms Flaherty said while numbers would dip next week which has the King’s Birthday public holiday at the end of it, but sales were slated to bounce back to more than 1000 the following week.

Victoria’s biggest real estate firm have more than 300 auctions scheduled for the week, with Ray White chief auctioneer Jeremy Tyrrell noting it was their biggest week so far in 2025 — and the busiest start to winter he could recall.

At the other end of the price scale, 47 Dell Rd, Frankston, is expecting high competition from local and interstate bidders.


“It’s crazy that it has surpassed the week before Easter,” Mr Tyrrell said.

“Normally this is where it starts to go into a bit of hibernation. But with the unseasonable weather, it’s held on far longer.

“So this could be buyers’ best chance, now.”

With seven auctions scheduled this weekend himself, and more than 20 across the week, the auctioneer said the conditions felt more like what would normally be seen in spring.

And while wider Melbourne will have a reduced number of auctions next week with the King’s Birthday long weekend, Mr Tyrrell said he was still booked for six auctions on June 7 and effectively booked out through June — suggesting a very busy winter on its way.

Among the major drivers of the activity is a rise in interstate investor activity, with four understood to be circling a 47 Dell Rd, Frankston, property slated to go under the hammer at 9.30am.

With high interest from interstate investors, the $730,000-$800,000 property is scheduled for a hybrid auction with bidding on site and online via a video feed.

Also planned to go to auction is a $10.5m-$11.5m Kew property on what is regarded as the suburb’s top road.

The 1-3 Sackville St property features a four-bedroom, double-storey floorplan within an imposing Italianate facade.
