In the heart of the Macedon Ranges, a new neighbourhood offers a treechange with an urban twist.

"It's at the gateway to the Macedon Ranges National Park, so it's a very leafy, green, a beautiful part of Victoria. But it's also less than an hour from the CBD, so people buying there get the best of both worlds in terms of location, which is why it's been so popular over the years."

She adds that growth has been strong, with the median price currently at $1.03 million—up 27 per cent over the past five years.

Nick Bosco, ID_Land general manager, adds that Gisborne's already established status despite its regional placement is also a big drawcard.

"The town centre has a great community feel full of great cafés, shops and local services, as well as major retailers like Coles and Aldi.

Bosco says that Rosalia has been designed to embrace Gisborne's country charm.

"The blocks are on average bigger when compared to metropolitan subdivisions, and we've got room to create a location that buyers will feel proud of," Bosco shares.

"The streets are tree-lined, and the lots have wider frontages that will be coupled with traditional and ranch style facades, which are very popular in the area.

"We've really taken Gisborne's beautiful style and made sure that it's mimicked throughout.

"It's also been designed with bicycle and shared paths that connect the pocket parks and open spaces."

Nearby is the Gisborne Shopping Centre, where people can shop and mingle.

However, there are also potential plans for a vibrant local convenience centre within Rosalia that will be only a short walk from residents doorsteps.

Bosco adds that Rosalia will be much more affordable than buying established homes in the area.

"Gisborne has traditionally been large lots with huge homes, but it's an area that has been starved of that more affordable property.

"So, we saw a really good opportunity to add an affordable product to the Region."
