Christies Beach development site back on market after $3.35m sale

The Christies Beach site at 12-14 Beach Rd and 80 Witton Rd is ripe for development.


A large-scale coastal development site with potential to ease Adelaide’s housing woes is back on the market just one year after it settled in a multi-million-dollar deal.

The 2696sqm landholding on the corner of Beach and Whitton roads at Christies Beach is zoned for a range of mixed use options, including residential, retail and commercial, and is described as a “rare opportunity”.

No price guide has been released but property records show the land, which consists of three contiguous titles, last sold for $3.35m in March last year.

At the time, the site comprised of a disused car yard, a group of three shops and a communication tower.

While the tower still remains, the rest of the property has since been cleared.

The site is 2696sqm and within walking distance of the beach.


JLL sales and investment senior associate Claudia Brace, who is selling the land alongside Tom Love, said it was a good opportunity to secure a coastal site that could earn money while future development was planned for it.

Ms Brace did not specify its immediate earning capacity but said a lease, which included a redevelopment clause, was in place to support holding costs.

A second lease covered the telephone tower, she said.

Under the site’s zoning, development of up to three levels is allowed however, as the property was deemed significant under the Greater Adelaide Regional Plan, “height and scale could be a discussion point’’, Ms Brace said.

It is unknown how many homes could be built on the land but Ms Brace confirmed there was interest from buyers pursuing exclusively residential development.

There had also been inquiries from aged care providers and those seeking opportunities for mixed use development, she said.

The site last changed hands just a year ago.


“Sites of this scale and flexibility in established coastal suburbs are increasingly difficult to come by,’’ Ms Brace said.

“With South Australia continuing to express tight residential vacancy and strong population growth, we’re seeing heightened interest from developers looking to deliver well-located housing and mixed-use projects.’’

About 31km south of the Adelaide CBD, the property is close to Colonnades Shopping Centre, as well as cafes and restaurants on Beach Rd.

Christies Beach has experienced sustained growth in recent years, underpinned by lifestyle appeal, relative affordability and improved connectivity to the city, Ms Brace said.
