From waterfront positions to historic architecture to prestigious schools, Tasmania’s richest suburbs are prime real estate for good reason.

But with the top five areas all coming with a $1m-plus price tag for a typical home, these areas are just a dream for many — right? Not necessarily.

A hunt through realestate.com.au’s latest listings shows buyers can find relatively sharp deals on homes in our top areas. Or at least, prices that start at under the suburb’s median value.

PropTrack data shows Battery Point remains Tassie’s most expensive suburb with 26 sales over the past 12 months at a median house price of $1.4m. This sounds like a bargain in and of itself.

As recently as August 2023, Battery Point’s median was an eye-watering $2.4m.

And while limited supply is the norm for this suburb — often just 12 sales in a whole year — in December 2024 there were over 30 Battery Point homes on the market.

That level of opportunity has tightened, with only five houses for sale today, ranging from $3m-plus to a two-bedroom 1860s home priced at $1.335m.

No.32 St Georges Tce offers spectacular river, Wrest Point and yacht club views, alongside its historic gabled roof and multi-pane windows, plus new updates in the kitchen, heating, blinds, and paint. Overlooking the city, Tolmans Hill has the next highest median at $1.34m across 12 sales.

There are two homes for sale, both with prices starting at less than the median — No.53 Woodcutters Rd for $1.195m-plus and No.55 Hillcrest Rd for $1.075m-plus.

Both would be suited to larger families with four and five bedrooms on offer, alongside modern architecture and the elevated, leafy views that the neighbourhood is known for.

Nearby Sandy Bay recorded far and away the most sales of the most-expensive suburbs, with 120 at a median value of $1.31m.

There are 10 houses under the median online now, many historic homes but some modern options, too.

One of the most affordable options is No.12 Lincoln St at just $800,000-plus.

For those looking for a classic Sandy Bay red brick residence, the 1930s-built Isabella Cottage is heading to auction at the end of August.

No.928 Oceana Dr, Tranmere.


Lifestyle destination Acton Park does not have any house listings currently under its $1.19m median.

However, in Tranmere, where the median is $1.18m, buyers may wish to snap up a 1990s-built brick family home at No.928 Oceana Dr for a sharp $795,000-plus.
