1/200 Hedges Ave, Mermaid Beach is going to auction
A rare chance to buy a brand-new home on blue-chip Hedges Ave has emerged, with the final villa in a luxury development by veteran car dealer Warren Von Bibra and construction heavyweight Levi Corby set to go to auction.
The four-bedroom home is the last of five “no expense-spared ocean houses” developed by Sandbox Properties and built by award-winning Mactech Constructions.
It’s the latest of five local projects from the partnership between Von Bibra and Gold Coast Hutchinson Builders manager Corby, who together purchased the Mermaid Beach site for $3m in 2021.

The original vendors retained a villa as part of the sale, while the developers kept another. The remaining two villas were sold for $5.5m and $5.75m.
No. 1/200 Hedges Ave is marketed by Kollosche agents Eoghan Murphy and Michael Kollosche and will go under the hammer on March 21.
Mr Murphy described the contemporary home as the pick of the bunch, located on the corner lot and including a double lock-up garage.
With its private access, it offered the appeal and prestige of a standalone residence but at a more affordable price point.

“You’re buying for the lifestyle and the location, just steps to the beach,” Mr Murphy said.
“For this level of quality in a standalone house, you are probably looking at upwards of $8m.”
He said the home had garnered strong inquiry from downsizers aged in their early 50s wanting to buy into the vibrant beachside community, along with interstate or city buyers seeking a lock-up-and-leave investment.
