The humble car garage in the nation’s capital is becoming more than just a space to park your vehicle, with new and lavish properties in affluent suburbs now boasting garages with a floor area bigger than a small house.
Car enthusiasts can live large quite literally with eight car garages, compete with tri-level parking, lifts and turn tables, with many newly built homes’ basements becoming strong buyer draw cards.

“It is a trend that we're seeing more in Canberra. A lot of new builds now have usually basements, Blackshaw Manuka managing director Andrew Chamberlain said.
“We're seeing basements of four, six, eight cars. It's certainly prominent in the upmarket areas.
“It is either people who have a collection of cars, or who have a big family and need to accommodate, a lot of vehicles.
“It's not your toys so much. It's not your boat space and your caravan space and your trailer space. These are car specific spaces. I mean, you never saw this, maybe 15 years ago.”
Belle Property Canberra principal Alexander Smout said big garages were becoming frequently more common in new builds due to the fact a below ground basement did not count towards the Gross Floor Area (GFA).
Changes to GFA build requirements have also contributed, he said, where previously a 50% plot ratio was required and that was now at a 40% site coverage.

“So if it was an 800sqm, you could do a 400sqm house, but then you could also do another 100sqm of basement if you wanted to, or bigger … and it didn't count to the actual plot ratio of the house,” Mr Smout said.
“If it was say a 700sqm block, often a buyer would put in the basement so they could still have a house of that size without the garage encroaching on their living space.
“And then secondly, from that, obviously, a lot of people now with toys, or wanting to have a gym or wellness sauna, etc. they can get all the space for that.”
