The LIV Aston Docklands complex by Mirvac is designed purely for tenants, with a sky-high dog park for their four-legged friends.


A new pet park soaring above the streets of Docklands is set to crown the canine kings of the urban jungle, but only for the fur babies of renters.

It’s part of the latest apartment tower in Melbourne to roll out the welcome mat for four-legged residents, with corporate landlords using pet-friendly homes to lure the best tenants away from more traditional investment properties owned by mum and dad investors.

The Real Estate Institute of Victoria, PropTrack and investment groups have all raised alarm bells about an exodus of mum and dad landlords from the state.

Meanwhile new data revealed in the Herald Sun on Sunday showed there are more new apartments approved for construction in the city where developers and super funds will be the landlord than there will be for apartments to be sold to the public in the next three years.

The figures from Charter Keck Cramer suggest the city will average close to 8000 new unit completions a year from 2025 to 2028, more than 4000 per annum to be build-to-rent developments where the developer plans to collect rent instead of selling the homes.

The complex is more than 30-storeys tall with close to 450 apartments in it.


Ziggy the 9-year-old spanador and owner Alexa Jones sniffed out a sneak peek at the private pooches paradise five-floors above ground in the city’s latest such building, Mirvac’s LIV Aston complex which officially opens its doors today (August 26).

The virtual gated community for puppies is just one of the features the developer is using to lure tenants into its 474 residences.

Others include a 25m lap pool, a mix of traditional and infra-red saunas, a gym, rooftop lounge and cinema.

It also has co-working spaces, meeting rooms and a podcast room in a bid to strike a chord with a growing number of renters wanting to work from home.

Mirvac build-to-rent sector lead Angela Buckley said the goal was to address key “pain points” for tenants, which for many includes being accepted with pets despite legislation taking effect in 2020 barring landlords from rejecting applications because they included a four-legged resident.

Residents are also encouraged to put their health and wellbeing first, with a lap pool.

A variety of communal spaces give tenants room to connect and build a community.


“Our focus with LIV is creating an environment for people to connect with each other via shared resident spaces, and people can stay as long as they like to put down roots – a real community, not just a place to live,” Ms Buckley said.

But the benefits come at a price, with advertised rents at the 7 Siddeley St, Docklands, tower ranging from $660 a week for a studio apartment to $1,625 a week for a three-bedroom home.

The apartments have also been designed to be energy efficient and the developer landlord encourages long-term leases.
