Brand new, five-bedroom home hits the block in annual charity auction

A newly built five‑bedroom family home will go under the hammer next month, with every dollar raised supporting the Royal Children’s Hospital.

In partnership with Villawood Properties, Henley Homes has announced its 2026 Good Friday Appeal (GFA) home, continuing a long‑standing tradition of raising vital funds for the Royal Children’s Hospital.

The Good Friday Appeal has supported the hospital since 1931, with Henley Homes contributing more than $21.5 million since joining the charity in 1991. Villawood Properties has supported the appeal for 17 years, contributing more than $5.75 million in land value over that time.

The 2026 home will go under the hammer on April 3, 2026, with no reserve, and every dollar raised at auction will go directly to supporting the hospital’s work.

Henley Homes general manager of marketing Tindi Sorbera said the 2026 build marks Henley’s 47th home for the appeal.

"The Good Friday Appeal is a sensational celebration of our community. We are never short of volunteer trades and suppliers wanting to donate their time and resources,” Mr Sorbera said.

“When you walk through the GFA Home, you experience the magnitude of generosity that has taken place and the difference every dollar raised will make for young patients.”

This year’s appeal home is a Lancaster 440‑D47 from Henley’s Mainvue collection, featuring the Monroe façade and built on land at Villawood Properties’ Alamora estate in Tarneit.

Located at 73 Resort Boulevard, Tarneit, the home sits just 150 metres from the $14 million Club Alamora facility. Alamora is a masterplanned community in Melbourne’s west, offering resort‑style amenities, generous green open spaces, transport links and access to future schools and services.

Villawood Properties executive director Rory Costelloe said choosing the right location was critical to the success of each auction.

“We choose a premium lot in a key growth corridor, close to the facilities Villawood communities are known for, such as residents’ clubs, parks, schools and transport,” Mr Costelloe said.

“Alamora is a superb master planned community and we are hoping the 2026 auction can achieve another record under the hammer.”

Spanning 47.88 squares, the double‑storey home has been designed for large and multigenerational families. Light‑filled interiors, multiple living zones and a dramatic void over the dining area flood the home with natural light, creating a sense of space, comfort and flexibility.

The floorplan includes five bedrooms, featuring a master suite and a private ground‑floor guest bedroom complete with ensuite and walk‑in robe. Separate living zones include a theatre, upstairs leisure area, open‑plan living space and a dedicated study.

The kitchen is complemented by a butler’s pantry and connects seamlessly to the alfresco area, supporting easy indoor‑outdoor living. A large laundry, walk‑in mudroom and well‑appointed utility zones further enhance the home’s practicality for busy family life.

Fully furnished and professionally landscaped, the home will be ready for immediate move‑in once auctioned.
