Belmont house price surges after pre-auction bidding war

A Belmont weatherboard house with features that helped it stand out from the crowd achieved a breakout $1m-plus sale after a buyers advocate sparked a flurry of pre-auction offers.

The four-bedroom house at 6 Hill St sold for $1.002m, days prior to the scheduled auction.

HF Richardson Newtown agent Matt Poustie said the standout offer from a buyer’s advocate encouraged three other parties to make rival bids for the 584sq m property close to Belmont High School.

“We had an extremely solid offer come in couple of days prior from a buyer’s advocate in the $960,000s which was well above what we were quoting,” Mr Poustie said.

“The vendor was comfortable to sell. We then went back to everyone who inspected to ask for interest before we sold, and we had three other competing offers come in and then we had a bidding process that culminated Thursday evening with a winning bid of $1,002,000.”

Mr Poustie said the buyer’s advocate ultimately missed out as a Melbourne couple edged out the local Geelong competition.

The property sat in a highly regarded pocket of Belmont walking distance to the gates at Belmont High School, Mr Poustie said.

An open fireplace, picture rails and high ceilings are featured in the main lounge room.


A separate dining area looks out to the front yard.


But there were other features of the home that helped it stand out from the crowd in the beautiful tree-lined street in a neighbourhood that also counts Rugby St and Eton St.

“It does have a really nice character feel to it as you go down the streets,” Mr Poustie said.

“It had a fourth bedroom and it also had a separate study, so from that perspective, it wasn’t the normal three bedroom, single level weatherboard house.

“The fourth bedroom, being upstairs was unique. Plus, it had a separate study downstairs. It had a great entertaining area at the rear. You’ll see this fantastic decked alfresco with a Geelong red-brick wood fireplace.

The kitchen offers contemporary appliances.


An outdoor area complete with an open fire and built-in barbecue is built from old Geelong red bricks.


“Plus the vendor had put a new roof on the property late last year – a nice new Colorbond steel roof – so it was in good condition. And he’d done a lot of updates through the weatherboards externally and some landscaping, so it did have really good street appeal.

“It had the lovely character, very good established gardens, and we had just over 80 groups inspect throughout the campaign.”

Mr Poustie said the property was initially listed with a $845,000 to $895,000 guide, which was subsequently lifted to $865,000 to $920,000 before the buyer’s advocate stepped in.

The fourth bedroom upstairs offered buyers a different dimension to most houses in the area.


Belmont has a $720,000 median house price, a rise of 3 per cent compared to the same time last year, PropTrack figures show.

The suburb is a traditional target for family buyers which has returned to a favourite in Geelong with 300 houses transacting in the previous 12 months, on top of more than 110 unit sales.

Belmont High School is just about the only state secondary school in the region to attract buyers on the school zone alone.
