An award-winning Brisbane home has smashed a sales record and set the benchmark for 2026 residential sales after selling off market this month.
‘Teneriffe House’ at 2-6 Mackellar St, Teneriffe, is believed to have achieved one of highest prices for a non-riverfront property in Brisbane.
Selling agent Heath Williams of Place New Farm was unable to confirm the exact sale price, but industry sources revealed it to be higher than the recent $18.5m sale of 26 Elystan Rd, New Farm.
This well and truly smashed the Teneriffe sales record of $10m, set by 16-18 Hastings St in August 2025.
It would also make it the most expensive home sale in Brisbane so far this year.

Mr Williams said the vendors were looking to downsize and the sale was handled with discretion on both sides.
“It was a perfect alignment – the right buyer, the right timing and a process built on trust,” he said.
Mr Williams said the property was only presented to a select group of design-literate buyers.
“This was never about putting a property online and seeing who turned up,” he said.
“Selling ‘Teneriffe House’ off-market required more than exposure – it relied on architectural fluency, credibility and direct access to buyers who genuinely understand design.
“I had been dealing with the buyer for years and knew, very specifically, the architectural language, detail and restraint he was looking for.”

Originally constructed in 1909 by architect AB Wilson as a boarding house, ‘Teneriffe House’ underwent a transformative redesign between 2015 and 2018 by Brisbane architectural practice, Vokes and Peters.
The property went on to win multiple awards including the 2019 Habitus House of the Year Award for Interior and Exterior Connection, the 2019 House Alteration and Addition over 200 sqm award at the Houses Awards, and a 2019 National Commendation for Residential Architecture (Alts & Adds) at AIA National Architecture Awards.
Property records showed Brisbane’s highest residential sale of 2026 had been 377 Brisbane Corso, Yeronga, which changed hands for $5.8m in January.
The river city’s most expensive home sale of 2025 was 18 Julius St, New Farm, which went for $25m.
This was followed by the $20m+ sale of 250/1 Newstead Tce, Newstead, and the $20m sale of 98 Virginia Ave, Hawthorne.
