For the first time in Australia, an entire neighbourhood is being built exclusively for first-home buyers, with hundreds of allotments fast-tracked in Adelaide’s north.
South Australia has announced it will fast-track Australia’s first neighbourhood built exclusively for first-home buyers, under the federal government’s plan to deliver 100,000 new homes nationwide.

The project will be delivered at Playford Alive in Munno Para, 32km north of Adelaide’s CBD, with a precinct in the eastern parcel of the masterplanned community set aside entirely for eligible first-home buyers.
No investors or repeat buyers will be able to purchase in this precinct, making it the first neighbourhood of its kind in the country.
The announcement forms part of the federal government’s broader plan to build 100,000 homes for first-home buyers nationwide.
In early 2026, South Australia became the first state to sign the agreement, securing $801.5 million in funding to deliver 6877 homes for first-home buyers.
Since then, other states have signed on to the national deal, including the ACT, Tasmania, Western Australia and Queensland, though there has been no confirmation yet about how those homes will be exclusively set aside for first-home buyers.
Now, SA premier Peter Malinauskas said the Playford Alive project would represent the “nation’s first-ever neighbourhood exclusively for first-home buyers”, designed to give Australians a genuine pathway into homeownership.

The neighbourhood will include allotments ranging from 165 square metres to 450 square metres, offering a mix of lot sizes to suit different budgets and household types.
Around 30% of the allotments will be capped at a maximum sale price of $259,000 for eligible buyers through HomeSeeker SA. The state has also confirmed land prices across the precinct will range approximately from $185,000 to $370,000.
The first allotments are expected to be ready for sale through Renewal SA, with South Australia’s 2026–27 state budget committing $50 million to enable enabling infrastructure.
That funding is expected to support the delivery of around 400 homes by the end of 2027.
According to the government, civil works are already underway at the site, supported by a $50 million concessional loan from the federal government. This has allowed key road, water, sewerage and power infrastructure to be brought forward, accelerating the delivery of the first homes.
SA minister for housing Nick Champion said the state was leading the charge on this broader housing initiative.
“There is nowhere else in Australia where an entire neighbourhood has been set aside exclusively for first homebuyers,” he said.
“South Australia is leading the nation on this, and I'm proud that it's happening here in Adelaide's north, where families will be able to buy into a high-quality, high-demand community at a price they can actually afford.”
Land releases in Australia’s first first-home buyer-only neighbourhood will be staged over the next 12 to 18 months, with allotments progressively released until all earmarked sites are allocated.
