EXCEPTIONAL views, a prestigious location, and a noted architect’s design.

There was plenty to like about this Capri Dr home ahead of its auction, especially for buyers looking for a renovation project that was far from the norm.

And the market agreed, with No.3 selling for top dollar amid competition from multiple buyers.

EIS Property senior consultant Deb Stephens said the sale result was “above expectations”, leaving her with a thrilled vendor.

“We expected bidding to start in the $800,000s and in the end it was sold for $1.045m — it was a terrific result, a great success story,” she said.

“The property attracted seven registered bidders. There was a flurry of bids at the end, and it only took a few minutes to reach the finish line; it was quick.”

Auctioneer Hank Petrusma was on the tools for auction day, declaring at $1.025m his first call.

“I’ll take 10s,” he said.

“$1.035m here on my right.

“It’s the first time in 48 years that this [home] has come on the market.

“Can I tempt you for five, sir? Don’t miss out for $5000.

“$1.04m … $1.045m.

“First call, second call, we are on the market at $1.045m.

“Third and final call, are we all done …? Sold and congratulations!”

Alongside local interest, Ms Stephens said there was an interstate-based bidder on the phone, plus another buyer who flew down to Hobart for the auction.

“Ultimately, the property was purchased by a local buyer,” she said.

In the lead-up to auction day, Ms Stephens let potential buyers know that while the property offered a lot to love, it also featured numerous idiosyncrasies of its 1970s build … warts and all. Ms Stephens said these speed bumps were fixable.

“For renovation-minded buyers — after seeing a building report — they recognised the opportunity to put their stamp on this out of the box, Frank Stary home,” she said.

“But for others there was too much work to do.”

Ms Stephens said part of the appeal of an auction is the transparency of this type of sale campaign.

“Often in Hobart it will be a special home that goes to auction, waterfront perhaps,” she said.

“It was a good fit for this property because it is so unique.”
