Buyers have driven record online interest in a riverfront site after high-end renders revealed what could be built on the exclusive block.
The acreage block in Brisbane’s Fig Tree Pocket is the most-viewed land listing on realestate.com.au across Queensland this week, as buyers compete for large-scale, blank canvas opportunities close to the CBD.
The 8265sq m block at 285 Kenmore Rd has recorded 114 per cent more views than comparable listings, with around 90 per cent of that activity occurring in the past three weeks.

Part of that momentum is being driven by high-end architectural renders released with the campaign, giving buyers a clear vision of what could be built on the site.
Place New Farm agent Ann-Karyn Fraser said the combination of scale and visualisation had captured attention quickly.
“Buyers aren’t just looking at land anymore; they want to understand what’s possible,” she said.
“When you pair a site of this scale with an architectural vision, it changes how people engage with it.”
“Interest builds much faster because people can immediately see the end product, not just the block.”

The property has 33m of direct Brisbane River frontage and a 1,319 sqm approved flood-free building envelope, opening to a cleared riverfront area of approximately 4,500sqm.
Owner Ross Bridgeford said privacy and the natural setting were what drew his family to the site.
“What we loved most was how private it felt,” he said.
“You come down the driveway through established gardens, fruit trees and bushland, with wildlife around you, and it feels like a retreat.
“Then you get to the river and realise just how special it is.”

Mr Bridgeford said the original plan was to create a long-term family estate.
“For us, it was always about building something really special, a private estate on the river with our own jetty and room to create a home and grounds you just can’t normally have this close to the city,” he said.
“There was even the potential to build additional accommodation down the track for our kids within the bushland.”
“But our children are settled in school where we are now, so the timing has changed for us, and we’ve decided to open it up for someone else to create something special here.”
The fully serviced site offers scope for a substantial residence, outdoor entertaining zones and river access, including potential for a private pontoon or jetty (STCA), and is positioned within Emerging Communities zoning.
PropTrack data reveals the median house price in Fig Tree Pocket is $2.08m, up 12.4 per cent over 12 months.
