Architect-created small homes win award for affordable housing

A property developer’s foray into designing dwellings that provide purchasers with more affordable options has won industry plaudits.

Villawood Properties’ VillaRange of two- and three-bedrooms home took out the affordability award for the 2025 Urban Development Institute of Australia Victorian Awards.

The VillaRange of contemporary house and land packages are designed to provide a price point for purchasers unable to access the mainstream new homes market.

Villawood has partnered with Rachcoff Vella Architects and Studio Nine Architects to deliver the range of smaller homes that pack a big punch in contemporary style and gas-free sustainability.

The designer homes range in size from 92sq m to 184sq m in floor space and are designed for smaller blocks, with home and land packages priced from $460,000.

Buyers have purchased more than 320 VillaRange homes since the program was launched.

“Not many people think that they can afford an architecturally-designed home but with VillaRange it’s now virtually within everyone’s reach,” Villawood executive director Rory Costelloe said.

The VillaRange homes use internal courtyards and designs to create light and a space.

“The opportunity here was to provide a whole generation of people who probably otherwise don’t think they’d own a house with really good architecture.

“The architects really tried to push the boundaries and what 21st-century living is really like.

“It’s been a really good project, one the architects and Villawood alike are very proud of.

“Buying a home shouldn’t be complex.

“The Villawood philosophy is making it easy to purchase. Number one is efficient use of land. That has been important – the integrated approach to designing the house and the land so that you’re not wasting anything is really important.

“Probably the most important thing is that being affordable should be a secondary consideration that comes after the fact that people fall in love with the design in the first place – that’s the key to the whole thing.”

The two-bedroom Contour design by Studio Nine Architects has 3.6m ceiling and indoor and outdoor living spaces.


Vaulted ceilings extend the sense of space in the Grand Alta design.

VillaRange is designed to offer the comfort, style and space of traditional larger homes in highly aesthetic, spacious, light-filled and sustainable homes.

The design smarts used to deliver affordability that can match rental costs in some cases, which is especially relevant for first-home buyers.

VillaRange homes are house-and-land package deals on their own title.

The compact homes offer ultra-efficient land use, maximising liveability at a competitive price.

Sustainability includes solar panels, electric car charge, electric-boosted solar hot water, 7-Star NatHers and 9-Star Victorian Energy Efficiency Rating, and are gas free.

The homes are sited centrally within Villawood communities and residents’ clubs with cafes, pools, gyms, sport courts and family and function facility.
