A four-bedroom townhouse in Aintree has sold off the plan for a record $799,000 at Woodlea, $100,000 above the estate’s previous benchmark.


A four-bedroom townhouse in Aintree has sold off the plan for $799,000, setting what is understood to be a record result for the Woodlea community in Melbourne’s outer west.

The sale beat Woodlea’s previous off-the-plan townhouse benchmark of $699,000 by $100,000.

PropTrack data shows Aintree’s median house price is $718,500 for February 2025 to January 2026, after 4.1 per cent annual growth over the past 12 months.

In the neighbouring suburb of Melton, the median house price is $520,000 over the same period, following 10.3 per cent annual growth.

The corner townhouse was designed by DKO Architecture and is set to be delivered by Mirvac Home Builders as part of a limited release of six townhouses.

Woodlea property consultant Tamara Tran said the buyer was an upgrader, a purchaser profile more common at higher price points.

“It’s a record sale for Woodlea, but we don’t anticipate it being a record for long,” Ms Tran said.

“Given its uniqueness, we allowed our sales team to work more strategically, speaking directly with qualified buyers and walking them through the benefits of the location, the views and the inclusions,” Ms Garling said.

Ms Garling said interest took longer to build than standard product, but the eventual buyer returned to the site multiple times before committing.

“They were originally looking across a broad range of options, from house-and-land packages through to townhouses,” she said.
“But the location and outlook of this particular home stood apart.”

She said the buyer was referred by an existing resident, which helped drive confidence in the purchase.

Ms Garling said buyers were increasingly scrutinising build standards and wanted clarity around what they were paying for.

“There’s a broader question mark in the industry around build quality,” she said.

“We’ve made a clear commitment to partnering with top-tier builders and communicating those differences transparently throughout the sales journey.

“That message is resonating.”

Construction on the townhouses is expected to begin in coming months.

Woodlea head of strategy and initiatives Jordan Lim said buyers were placing increased value on design and amenity when purchasing off the plan.

“Buyers are placing real value on design, lifestyle and the certainty that comes with purchasing into a connected, thriving community,” Ms Lim said.

Woodlea said further amenities were planned for the broader community, including an indoor sports centre, community facilities, a government primary school and kindergarten, and a major town centre.
