Adelaide’s top lifestyle suburbs have been revealed in a new report, showing you where you can get the life you want, potentially for less than you thought you needed.
The Top Lifestyle Suburb Areas report by MCG Quantity Surveyors, which analyses commissioned SuburbTrends data, highlights 10 SA hotspots buyers should target based on four key popular lifestyle factors – beach access, natural environment, urban amenities and family-friendliness.
Four of those were categorised as affordable – Beverley, with a median of $740,000, Morphettville with a $785,000 median, Hallett Cove with an $820,000 median and West Beach, with a median of $828,000.
The mid-range suburbs include Fulham, with a $961,000 median, Marino-Seaview Downs ($920,000), West Lakes ($849,000) and Hindmarsh – Brompton ($875,000).
The final two suburbs – Henley Beach and Glenelg – were categorised as “premium”, with medians of $1.12m and $1.3m respectively.

Report author and MCG Quantity Surveyors director Mike Mortlock said the report considered a range of metrics that had long-term, positive influences on property values, but were factors unlikely to be changed by short-term forces.
“We looked at factors that are always in demand,” he said.

“They’re attributes that help markets outperform over the long haul. We know buyers will pay a premium to have them.
“All the pillars we looked at were attributes that real estate agents have historically highlighted as the most pertinent points for home buyers, what they consider the most suitable for them.”

Mr Mortlock said it was far more important in real estate to consider the long-term factors pushing at a market because most people stayed in the same homes for at least 10 to 15 years.
“When we buy a home, and we’re looking at it from an investment point of view and trying to consider what it will be worth in future, the key question to ask yourself is who will buy this down the track?”

Among those SA areas named, the report highlighted West Beach for its coastal appeal and access to Harbour Town; Morphettville for its tram and train links and affordable living; Hindmarsh – Brompton for its cultural flair and access to cafes, galleries attracting creatives and young professionals; and Beverley for its affordability and heritage charm.

Ray White Colonel Light Gardens agent Joe Marriott, who is selling 16 Huntington Ave in Fulham, said the suburb offered a fantastic lifestyle.
“It’s 7km from the CBD, close to everything you need, family friendly, safe, secluded and people don’t move from there – they upsize and downsize, but they don’t move out, so you get a lot of long-staying families and a good sense of community,” he said.
“It might once have been a compromise to Glenelg and Henley Beach, because it would have been a more affordable option for those who couldn’t afford those, but it’s hotly sought in its own right.
“I couldn’t see it going backwards in any way, shape or form.”
