Anyone interested in buying an Adelaide Hills farm stay will be asked a bizarre question that would seem strange if it were any other property – “Would you like alpacas with that?”
The Dawesley property at 95 Smyth Rd is being sold with a registered herd of 50 alpacas if the new owners are keen to take them on.
It’s not the first property to be listed for sale with the option of taking on alpacas.
One at Inglewood hit the market in 2024 offering 50 alpacas and 80 sheep as part of the deal.
Those interested in the Dawesley property will also be given the chance to take over horse agistment arrangements for additional income, as well as the Airbnb bookings for two fully furnished B&Bs.

Owners Bernard and Susan Croese have spent 14 years turning the 32.3ha property, affectionately known as Carlisle Lodge, into a premier destination.
Initially purchased as an investment property, Mr Croese said it didn’t take long for them to embrace a family of alpacas, which they bred, sold and showed.
Since then they have renovated the original cottage and built state-of-the-art sheds and arenas on the property, which is being sold by Ray White Mount Barker agent Matt Kenny with a $2.8 to $2.95m price guide.
“We’ve seen everything here from engagements to quiet weekend retreats,” Mr Croese said.
“Between the horse agistment and the Airbnb income, it’s the perfect setup for someone looking for a supplementary income while enjoying spectacular gardens and fresh air.”

The cottage is one of the B&Bs on the property.
It also has stunning views.
There are plenty of spots to admire the view.
The property spans more than 30ha.
The main house, built in 2003 and renovated in 2012, has two bedrooms and includes a self-contained wing with one bedrooms known as the ‘Verandah Retreat’.
Meanwhile, the ‘Cottage Escape’ is a new freestanding, two-bedroom weatherboard guesthouse.
Other features of the property include a double garage, a barn with three stables and a tack room, a shearing shed, a machinery shed, a workshop, an arena, a round yard, raceways, and herding yards.
