4 factors driving the growth and attraction of Sydney’s south-west

1 week ago 11

In an ever-shifting property market, buyers are increasingly turning their attention to emerging areas that combine growth potential, connectivity, and established amenity.

That mix is driving the rise of Sydney’s south-west corridor – now one of the state’s fastest-growing regions for population growth and urban development.

Here’s why so many buyers are gravitating towards this area on the brink of major change.

South-west Sydney is on the rise with new communities part of the region's broader infrastructure.

1. Strategic location

The south-west is becoming more closely connected to the city, with the region receiving more than $11 billion in infrastructure investment that’s rolling out in a number of different major projects.

This includes the Sydney Metro – Western Sydney Airport line, due to open next year just after flights start taking off from the new 24/7 international airport.

Thanks to this transport link travellers will be able to get from St Marys to the airport in around 20 minutes, with six new metro stations planned across key growth areas such as Orchard Hills and Bradfield.

The line will also enhance access to Parramatta, the Sydney CBD and surrounding education and employment hubs.

Meanwhile, existing road and rail networks, including the M5, M7, and Southwest Rail Link, already make commuting straightforward.

“It’s a truly connected corridor,” says Thomas Fehon, Stockland Project Director.

“You’re looking at roughly an hour to the Sydney CBD, or close to 30 minutes to the beaches at Bulli, so it really offers the best of both worlds.”

The region’s proximity to Western Sydney University, multiple TAFE campuses and major hospitals also makes it attractive to families, students and professionals.

With new transport links on the way, south-west Sydney is becoming more connected than ever to the city.

2. A thriving economic hub

The south-west is quickly establishing itself as an economic hub in its own right.

Central to this shift is the $5.3 billion Western Sydney International (Nancy-Bird Walton) Airport, which will offer 24-hour domestic and international flights from October this year.

Once operational, the airport is expected to support 28,000 direct and indirect jobs across aviation, construction, retail and logistics.

Nearby, the Western Sydney Aerotropolis is forecast to generate an additional 200,000 jobs over the next two decades, drawing in future-focused industries including defence, agribusiness and advanced manufacturing.

Together, these projects represent more than $20 billion in public and private investment.

“The airport and Aerotropolis aren’t just transport upgrades,” says Mr Fehon.

“They’re unlocking entire new industries and job markets within minutes of our communities.”

Access to established employment precincts such as Campbelltown Hospital, Western Sydney University, and the Ingleburn and Minto industrial hubs further strengthen local job opportunities.

3. Lifestyle that keeps growing

As infrastructure expands, so does local amenity. Families moving to the south-west already enjoy access to a broad range of schools, childcare centres, shopping precincts and health services, all close to home.

Major destinations like Narellan Town Centre and Macarthur Square cater to retail and dining, while Campbelltown Hospital and Gregory Hills Health Hub support healthcare needs.

Outdoor spaces such as the Mount Annan Botanic Gardens and the Western Sydney Parklands provide welcome escapes and balance to everyday life.

Families are being drawn to south-west Sydney's local amenity and community-focused neighbourhoods.

4. All the foundations of a tight-knit community

Beyond transport links and lifestyle benefits, many buyers are drawn to the south-west for its strong sense of community.

Green spaces, local sporting facilities and emerging neighbourhood hubs are being designed to foster connection and encourage active living.

According to realestate.com.au’s 2024 New Homes Research, homeowners are increasingly seeking suburbs where they can connect with neighbours and feel part of safer, more cohesive communities, something the south-west delivers and continues to enhance as it changes.

Access to large-scale green spaces are a large part of what is making the Sydney's south-west so appealing.
