$398k wiped out: Aus suburbs where home prices fell the most

Greater Sydney has 31 suburbs where median prices were lower than a year ago.


Two suburbs have lost more than $360,000 in median home values, among 118 in decline – with 21 more teetering on zero growth with dollar losses.

The updated PropTrack quarterly home value data to December analysed more than 5000 suburb results nationwide, identifying 139 areas where median values dropped in dollar terms as growth plunged or flatlined.

Of the 118 suburbs showing negative growth rates, 14 delivered losses higher than $110,000 – marking them as the worst dollar falls in Australia, eight of which were in Greater Sydney.

Victoria had the largest number of suburbs in dollar declines with 56 on the list – 39 in regional areas and 17 in Greater Melbourne. New South Wales had 46 suburbs in negative territory – 31 in Greater Sydney and 15 in regional areas. The Australian Capital Territory had 23 suburbs, the Northern Territory had 10, Queensland had two, and Tasmania had two.

Oakville in Sydney’s northwest recorded the worst decline in both percentage and dollar terms, with houses plummeting 21 per cent or $398,436 to $1.496 million. The suburb also experienced a brutal 20 per cent fall in just the past quarter.

Darling Point was the second-worst performer by dollar value, with apartments dropping 12 per cent or $362,395 to $2.725 million, including an 11 per cent quarterly decline.

Premium NSW suburbs dominated the worst dollar falls with Normanhurst units down 19 per cent or $203,743, whilst Cremorne Point units dropped 8 per cent or $162,023. Kirribilli units fell 11 per cent or $145,452, and Macmasters Beach houses declined 7 per cent or $143,585.

Thornleigh units experienced an 11 per cent fall or $111,460, whilst Double Bay units dropped 6 per cent or $110,171.

Melbourne’s ultra-premium Toorak appeared among the major dollar losers despite a modest 3 per cent fall, with houses down $165,494 to $5.053 million – demonstrating how small percentage declines in prestige markets represent substantial dollar losses.

Queensland’s two suburbs in decline were houses in Minyama on the Sunshine Coast, which saw a 6 per cent drop or $117,983 to $1.756 million, and units in Port Douglas in the Cairns region, which were down 1 per cent or $2,107 to $452,000.

Tasmania had two suburbs at 0 per cent growth showing losses – East Launceston houses were down by $2,656 while Taroona houses dropped $889.

Of the total, there were eight suburbs showing double digit percentage losses on the updated list, led by Oakville, with more than 100 in single-digit negative territory, where values fell by between 1 and 9 per cent.

An additional 21 suburbs are teetering on the edge, recording 0 per cent annual growth but showing dollar value declines ranging from as little as $17 in Berry, NSW, to $5,602 in Macedon, Victoria.
